On February 15, 2023, Attorney General Yost announced that he has filed suit to stop MV Realty, a Florida based firm, from preying upon Ohioans through illegal real estate contracts.
MV Realty holds itself out as a financial lifeline, offering homeowners $300-$5000 in exchange for an illegal forty year listing agreement.
“My office became aware of this practice in September of last year and made an immediate report to the Attorney General’s consumer protection division. We followed up in December in response to an advisory opinion request that had been submitted to the Attorney General. Today, we see the result of the diligence of my staff and attorneys and the tireless legal work of the Attorney General and his team. I also want to express personal thanks to Clermont County Recorder Debbie Clepper and her team for bringing this issue to our attention. Without her attentiveness, we would not have known of this issue,” said Prosecutor Tekulve.

Effective April 29th, 2022, we will begin collecting $4.00 for each margin reference to any document recorded with the Recorder’s Office. This only applies to documents with the standard fee of $34.00 for the first two pages and $8 for each additional page.
Effective 1/1/2022, in accordance with O.R.C. Section 317.08, plat recordings will now be filed with all other documents in the “Official Records” series. Plats were previously filed in their own document series known as “Plat Cabinet”. Any plats filed before this date can still be found using their old record series identifiers.

NOTICE OF STATEWIDE RECORDING FEE CHANGES DUE TO LEGISLATIVE ACTION
Effective October 17, 2019, statewide recording fees for most documents will increase by $6.00 due to the enactment of HB 166 state budget legislation. The new recording fee for the first two pages will be $34.00 (previously $28.00). Each additional page remains the same as current law at $8.00. Half of all recording fees collected are required to be submitted to the state and credited to the Ohio Housing Trust Fund.

An online tool to help combat property fraud is now available through the Clermont County Recorder’s Office.
Q: What is FraudSleuth?
A: FraudSleuth is an online tool powered by Kofile Technologies to help protect property owners against possible fraudulent activity. Similar to credit monitoring services, FraudSleuth can now automatically alert users when a document is recorded in their name.
This FREE tool is provided to all citizens through the Clermont County Recorder’s Office. Users can run a simple name search to see what documents are currently recorded within the Clermont County Recorder’s Office containing their information. A new feature of the tool allows citizens to set up name profile(s) and receive automatic email alerts if a document is recorded that matches their profile information. This allows citizens to be involved and help combat possible fraud. Citizens can utilize the information to then contact the proper authorities.
Anyone can sign up for this service on our website www.recorder.clermontcountyohio.gov/search. You will have to create an account AND set up at least 1 FraudSleuth name profile in order to start receiving email alerts. The system will only alert you of documents recorded in your name starting from the date that the profile was actually created. Instructions on how to fully utilize FraudSleuth can be found here.
Note: Please be aware that there may be other property owners in Clermont County with the same name. A notification simply alerts you whenever a document is filed containing a certain name. It does not necessarily indicate that fraud has been committed.
